2018 Master Builders Excellence in Regional Building Awards

Contractors United took home the award for Medium Density – 5 or more dwellings $2m – $3m for our Clyde St, Thirroul project. It was a great evening held at the Ulladulla Civic Centre and the Team at Contractors United would like to thank everyone involved for their efforts and outstanding reward for a job well done.

It was our first time entering the competition and we were ecstatic to bring home the award with our first try. The Clyde St, Thirroul project was six townhouses built over the site of an old quarry which had its fair share of challenges.

The two most common causes of cracks in brickwork and other masonry are usually, foundation movement and thermal movement and moisture uptake or loss

Foundation movement: Cracks occur when forces either externally, internally within a building, or as a result of chemical changes within the building’s materials are greater than it can withstand. Cracking and movement can be structurally dangerous. Differential movement throughout a building may be a consequence of poor design, ageing or changing environmental conditions to which a rigid building cannot adapt without fracturing.

The form and positioning of cracking depends upon the building’s weak points, particularly around doors and windows and where floor and roof connect to walls, such cracks are normally widest at the top. Other factors are the size, shape, and position of the crack, the age of the crack indicating repetitive movement, and crack widening suggesting settlement or support failure.

Thermal Movement and moisture uptake or loss:  Clay bricks take up moisture and grow whereas silica and concrete bricks lose moisture and shrink over time.  The mortar between the joints is also shrinking which results in different vertical and horizontal movements. Where cracking from thermal movement and moisture variation does occur it is normally vertical and often worst at the building corners.  This type of cracking is more common in residential apartments and commercial buildings.

Using a professional to correctly diagnose the cause and effect of the problem is the key to carrying out appropriate systems to rectifying your structure.
